The housing market's sleepy summer, in 3 charts

The NBC News Home Buyer Index shows competition for homes and available listings have dried up as the market waits for interest rate cuts.
This line chart shows two sub-indexes, scarcity and competition, from the NBC News Home Buyer Index, from August 2019 to July. Scarcity starts at about 55, dips to 51 in early 2020, then climbs and stays high, peaking at 95 in April 2023 and ending at 94.2. Competition rises from the mid-40s in 2019 to 100 in much of 2021 and 2022, then trends down in 2024 and this year to a low of 32 in July. In the past five months, a trend is noticeable: scarcity and competition, starting at near the same value in the mid-60s, went in different directions. Scarcity jumps from 64.2 to 94.2, while competition falls to 32.9.
